Miami Opportunity Partners LLC
Founded in 2008, Miami Opportunity Partners LLC, is a private investment company consisting of both European and U.S. based investors that purchase single-family homes and condominiums that have been repossessed by the banks. Our many strategic real estate, developer, legal and finance relationships provides us with access to privileged, off-market, and targeted investment opportunities in South Florida.
Florida has one of the highest rates of foreclosure filings in the United States. The combination of the building boom, credit crunch, increasing unemployment and depreciating values has created the biggest glut of condominiums and single family homes in Miami-Dade County in thirty years. According to the S&P/Case-Shiller Index, prices for single family homes in the Miami area quadrupled in the past twenty years and have since fallen by twenty-six percent.
The acquisition parameters of the company are as follows:
- Property types - Single family homes, or attractively priced blocks of condominiums, direct from developers, lenders and investors
- Geographic area - Miami, Miami Beach, Coral Gables and Coconut Grove
- Target properties - Bank Real Estate Owned properties, distressed sellers facing foreclosure or short sale, investor and developer value-add opportunities
- Price range - Preferably less than $500,000, and within conforming loan limits of Fannie Mae, Freddie Mac and FHA, which is currently a maximum first lien loan amount of $423,750
