Canyon Ranch Miami Beach

A few weeks ago the much awaited “soft” opening of Canyon Ranch., located at 6801 Collins Avenue in mid-Miami Beach, took place. The complex has three towers, with a total of 580 condo and hotel units on a six acres oceanfront site. According to WSG Development, they are closing units very quickly with 45 units closed last month and another 45 units closed this month. Additionally, only 70 units out of the total project are still available.

The ocean and city views from the property are spectacular and the wellness facilities provided by the Canyon Ranch lifestyle are world renowned. While the project is certainly impressive, and developed on one of the last few remaining oceanfront sites in Miami Beach, this particular district of Miami Beach, better known as “Little Buenos Aires,” is an area in transition. The majority of the condominium projects in this area are in a significantly lower price range with a completely different level of quality and amenities. The majority of the condos in Little Buenos Aires are nothing even close to the $1,000 plus per square foot that the buyers are paying for Canyon Ranch units. 

According to the Daily Business Review, Betty Saks, a Smith Barney financial consultant, and her husband, Bart Kavanaugh, paid $5,449,700 for units 2701, 2703 and 2704, with a total of 5,100 square foot or 511 square metres, which is the entire twenty seventh floor of the development’s North Tower. According to Miami Dade public records, the couple obtained a $3.0 million mortgage from CitiMortgage for the acquisition, obtaining a 3 year adjustable rate mortgage with a starting interest rate of 5.125%, and you thought we were in a credit crunch!

The developer stated that, “WSG was able to expedite closings and receive a temporary occupancy permit after resolving a $20 million financing issue stemming from the Chapter 11 bankruptcy filing of Lehman Brothers. New York hedge fund, Fortress Investment Group, which acquired the $400 million in Lehman construction debt in May, combined to make up the shortfall.”

So now with the Lehman issue out of the way, WSG Development can focus on expediting the closings and securing buyers for the remaining units. The final phase of the development, the historic Carillon hotel tower, opened in mid-November and was supposedly sold out the first two weeks of operation.
